RealT in Detroit, deed by deed (2019 – 2026)
Reconstructed from the 1,693 Wayne County land records in which a RealT company is a party (purchases, transfers, loans, tax forfeitures, liens, lawsuits), recorded from July 2019 to August 2026. Private individuals are not named.
2019
- 29 July: RealT’s first purchase in Detroit (9943 Marlowe, in the name of RealToken LLC).
2020
- 10 house purchases.
2021
- 94 house purchases.
- 17 February: Michigan RealToken III borrows $458,500 from Sanibel Island LLC; the loan is secured on at least nine tokenised houses.
2022
- 32 house purchases.
- 14 November: Michigan RealToken V borrows $1,521,000 from TL Seven LLC, with security on the houses’ fixtures.
2023
- 131 house purchases, the record year.
- 23 October: Michigan RealToken VIII borrows $1,400,000 from Stonefield Investment Fund IV (10410 Cadieux building).
- First lawsuit recorded against a RealT company (Lifebuilders association, dismissed in June 2024).
2024
- 114 house purchases.
- April: 145 houses forfeited to the county for unpaid property taxes; 142 are later redeemed.
- 11 October: the Sanibel Island loan is assigned to Terrell & Friends Liquidation LLC.
- 1 November: judgment in a lawsuit brought by Michigan RealToken X over 10510 Roxbury.
2025
- 30 purchases, the last ones.
- March: 148 new tax forfeitures. On 7 March the city records a first notice of lawsuit (16049 E. Seven Mile).
- 2 July: the City of Detroit sues the RealT companies and both Jacobson brothers.
- July to October: 101 transfers of houses between RealT companies (from the Michigan RealToken companies to the token-linked series and corporations), 58 of them in September, the record month. The mechanism has existed since 2020 (458 transfers in all), but it peaks right after the lawsuit. One of these deeds is signed by Jean-Marc Jacobson.
- August: 155 tax forfeiture redemptions in one month; only 54 of the 148 houses forfeited in 2025 are redeemed.
- 31 October: six deeds by Terrell & Friends Liquidation, the new holder of the Sanibel loan, in favour of RealT companies, for $157,810 in total.
2026
- March and April: 295 houses forfeited for unpaid taxes; only 4 have been redeemed since.
- February to May: 7 houses transferred to private individuals by quit claim deed, four of them for $100 or less. Since the April 2026 agreement, fiduciary Charles Bullock has the final say on any sale.
- 25 February: claim of lien by Detroit Boiler Co ($10,074).
- 18 June: claims of lien by the fiduciary’s firm, Stevenson & Bullock, against Remy and Jean-Marc Jacobson personally.
- 29 June: six claims of lien by contractor Terrabreeze Home Solutions, $390,911 in total, including $357,196 on a single property.
- 2 July: claims of lien by the City of Detroit against Remy and Jean-Marc Jacobson personally.
