What the records show
Every finding points to a public document you can check yourself from the other tabs.
- 555 Detroit houses sold as tokens on realt.co. 509 found in the city's assessor file: 306 are in a RealT entity's name per the city, 202 are not (never transferred, resold, or held by a "series" under another name).
- $1.49 million in unpaid property taxes on 132 of the 170 properties checked one by one at the county. 94 are exposed to foreclosure by Wayne County. Collection for the other properties is under way.
- 314 RealT properties under 2026 tax forfeiture, recorded at the county register in March and April, with no redemption since. 139 were vacant at the latest known signal.
- Liens in the personal names of Rémy and Jean-Marc Jacobson, filed in June and July 2026 by the City of Detroit and by the law firm of court-appointed receiver Charles D. Bullock.
- 6,227 blight tickets since 2019 on the 508 properties, $1.71 million still owed to the city. 263 houses are vacant per the city's latest signal (vacant property registry, "vacant building" tickets, fires at vacant buildings): the source and date are shown under each "Vacant" label. This is not an on-site visit. Among the 170 checked: 660 tickets for renting without registration or certificate, and only 11 properties hold a valid certificate.
- The city assessor is often wrong. Of 70 properties the city says RealT resold, 61 are still in the name of a RealT entity according to the deeds.
- Mortgages taken out by RealT: $1,521,000 from TL Seven, $1,400,000 from Stonefield Investment Fund IV. These lenders rank ahead of token holders.
- 164 fires since 2019 across all RealT properties in Detroit, 41 of them on the 170 checked (22 building fires).
16165 Griggs Street
The token "RealToken S 16165 Griggs St" exists and its listing said "Fully Rented". On July 16, 2026 at 1:45 a.m., firefighters responded to a kitchen fire. At the county register, no RealT entity appears in the chain of title.

The 555 RealT properties in Detroit
Every Detroit listing in the realt.co sitemap, matched to the city assessor's file. For each property: owner, value, sales history, tickets, certificates, vacancy and fires, collected every hour by the server from City of Detroit open data and saved. Click a row for the full record. 170 properties checked at the county

314 RealT properties under tax forfeiture
"Tax Certificate of Forfeiture" documents recorded in 2026 at the Wayne County Register of Deeds, with no later certificate of redemption. Forfeiture is not yet foreclosure: back taxes can still be paid before the deadline set by the County Treasurer.

43 county register documents where a RealT entity, Rémy or Jean-Marc Jacobson is a party, or filed by the receiver's law firm on RealT properties. The link opens the official document record; the document image is paid on the county website.
Fires since 2019
Detroit Fire Department responses at all RealT properties in Detroit, actual fires only. The full report for each incident can be requested from the city through FOIA by citing its number.

Method and sources
We started from the realt.co sitemap: 555 Detroit listings, including 31 "Holdings" bundles without a single address. 509 were matched to a parcel in the city assessor's file. For each one, the site's server re-reads the city's open data every hour (assessor, sales, blight tickets, certificates, rental and vacancy registers, fire department) and saves the result. Properties are sorted into four categories per the city: R in a RealT entity's name, A never in RealT's name, B resold by RealT, C series under another name.
The 170 properties the city does not attribute to RealT were additionally checked one by one at the Wayne County Treasurer (unpaid taxes) and at the Register of Deeds. This property-by-property collection is progressively extended to the other properties.
Some properties offered on realt.co are not in RealT's name because, according to RealT, they were placed as loans ("LOAN") or sold directly on credit. No trace of these arrangements appears in City of Detroit databases or at the county register: without proof, these properties are classed in category A ("non-RealT per city").
What each data point measures
- Tickets: blight tickets issued since 2019 (amounts, balance due, ticketed entity).
- Taxes: unpaid property taxes returned to the county (tax years 2022 to 2025), amounts due as of 2026-09-30. "Foreclosure risk" means at least one year unpaid for more than two years.
- Land records: 1,846 documents where a RealToken entity is buyer or seller, 572 parcels. The register prevails over the city assessor's file.
- Vacancy: reconstructed from dated signals (vacant property registry, "vacant building" tickets, fires at vacant buildings, 311 reports). "Vacant since" is the date of the first signal, not the date the last tenant left.
- NCL liens: their amount does not appear in the index; the document itself must be consulted.
Limits
- The date each property was listed on realt.co is not known.
- Address-to-parcel matching may contain a few errors.
- A property held through a company whose name contains neither "RealToken" nor "Series" is not captured by the register search.
- The findings concern recorded facts. They do not prejudge any criminal liability, which is for the courts to decide.
